If you are buying a new home - your lender will order the appraisal (which is required by Federal Law).  All that we can suggust is that you insist on a local appraiser do the appraisal - for a local appraiser will be most familiar with market conditions and property values in your area.  We also believe it is important to work with national lenders or local loan brokers.  As the refinance market slows, many loan brokers will find other employment, and you certainly do not want the broker you are working with disappear before you loan funds.

I also fear some loan brokers, short on loans in process: will be more likely to pad loans with junk fees (that they will pocket) or engage in predatory lending schemes such as: yield spread premium.  Where the borrower is steered to a higher interest loan - resulting in the loan broker receiving a bonus possibly of 1% of the loan amount.  For putting a borrower who qualifies for a 7% interest loan (for example) into a 7.5% interest loan on a $300,000 loan could provide the loan broker with an additional $3000 to his commission. 

If the appraisal does not seem reasonable, we are available to peruse the report to find items you may address with the lender - this will not be an appraisal review (that requires the review appraiser to agree with the valuation or provide proof of an alternative value), but is a FREE service to homeowners, homebuyers and real estate agents. 

It is important to understand there is no magic formula appraisers use to arrive at a value estimate of the property being appraised.  Our job is to try to determine the most probable sales price of the property as of the appraisal date.  The expertise, experience and data used by individual appraisers will vary - as will their choice of comparable home sales, the dollar adjustments they apply to the comparables and the value estimate they conclude at.
