By Federal Law the lender is required to order your refinance appraisal; but we believe you can insist that a local / licensed professional do the appraisal.  For a local real estate appraiser will be familiar with market conditions in your town and have adequate data sources to provide a realiable value estimate for your home.  Real estate conditions are very location specific, and out of the area appraisers - will need to add time to the appraisal process if working outside their geographic territory.  We often hear complaints from local real estate agents about the out of the area appraisers, who have a hard time estimating curent values and can be slow setting up the appointments. 

For-Sale-By-Owner (FSBO) / Pre-Listing Services

It's very hard to be objective about your own home because of your emotional attachment to it. A Professional Appraiser is objective and will tell you what you need to know, not just what you want to hear. In addition to helping you set a realistic selling price so your home will attract buyers, a professional appraisal is very valuable as a negotiating tool once you have a potential buyer. It gives you something concrete to show your buyer. It's an independent third party's opinion of your home's value, and not just you saying how much your home is worth. Potential buyers know you have an emotional attachment to your home and will be far more likely to give credibility to a professional appraiser's value opinion than yours.

PMI Removal Appraisals

A popular money saver for homeowners in the last few years is to get the PMI removed from their mortgage loan, thus saving them money on their monthly payments. PMI stands for "Private Mortgage Insurance". Once your mortgage loan amount is down below 80% of the value of your home, in most cases you can apply to the lender to have the PMI removed from your loan, which will make your monthly payments go down. We are experienced in helping folks just like you rid themselves of unneeded and unwanted PMI insurance.  Be sure to contact your lender to get their requirements for PMI removal, sometimes they require you use a specific appraiser, of there may be restrictions as to when or if your mortgage insurance premium can be removed. 

Field and Desktop Appraisal Review Services

We at BAYER APPRAISALS believe that professional appraisers owe a duty to uphold the quality of real estate residential appraisals.  And we understand a bad (poorly done) appraisal can have devastating consenquences to homeowners, homebuyers, real estate agents and lenders.  Thus in addition to providing quality appraisal reviews, we will look over any appraisal provided by a real estate agent or property owner and give an opinion of the quality of the appraisal for FREE.  This is NOT an appraisal review, that requires an alternative value estimate.

  • Appraisal Field Reviews: Will include a drive-by of the property appraised and the data in the report will be confirmed, the report will be analyzed to see if the valuation is reasonable, data will be added (when needed) to increase the lenders confidence in the appraisal.  If problems are found in the report, they will be corrcted and if the value is unreasonable - a new value estimate with be provided - with a comparable sales data grid.
